Pre-Arrival and Departure Checks
Arrive to a house that is ready for you, and leave knowing it was properly closed up behind you.
Arriving to a house that is ready
The first evening at a second home should not be spent finding out the air conditioning is set to off, the refrigerator is warm, or a sprinkler has been flooding the side yard. A pre-arrival visit happens before you get there. The house is walked, the agreed systems are checked, the climate is set to where you like it, and anything that needs attention is reported to you in time to do something about it.
If a vendor needs to come before you arrive, such as a housekeeper, a pool service or a landscaper, access can be coordinated so the work is done and checked before you walk in.
Closing the house after you leave
The day after you leave is when small oversights get locked in for months. A window left cracked, a faucet dripping, a thermostat left at a summer setting, a gate that did not catch. A post-departure check walks the house after you have gone and confirms it was left the way you intended, with a report so you know it is settled.
Storm and severe-weather follow-up
Coastal North County weather is mild most of the year, but winter storms, heavy rain and Santa Ana wind events still happen, and they tend to happen when second homes are empty. After a significant storm or wind event, a follow-up visit checks for visible damage, water intrusion, downed branches and anything blown loose, and you get photos of what was found.
Planning around your calendar
Owners who split time between homes usually know their schedule months ahead. Arrival and departure visits are scheduled around it, so the house is opened before you arrive and checked after you leave without you having to arrange anything from the road.
