Rancho Santa Fe is built on space. Many homes sit on an acre or more, set back from the road behind gates and long drives, surrounded by mature landscaping, groves and the eucalyptus that has shaded the area for over a century. It is exactly the setting that makes the town beautiful, and exactly what makes an empty house here hard to keep an eye on from somewhere else.
On a large property most problems start outside, out of sight of the street. An irrigation zone that sticks on can soak a slope for days. A wind event drops a limb across a path or a fence line. A gate motor fails and leaves the drive open. None of this is visible from the road, and on a big lot it may not be obvious even from the house. A home watch visit here means walking the grounds, not just checking the front door.
Many Rancho Santa Fe homes also carry more than one structure: a guest house, a casita, a pool house or a barn. Each one has its own doors, its own plumbing and its own chance of a leak that nobody is there to notice. The checklist for a property here usually lists every building, so nothing on the lot goes unchecked between visits.
Fall brings Santa Ana winds, and winter brings the occasional heavy storm. Both tend to arrive while seasonal owners are elsewhere. Storm and severe-weather follow-up visits mean that after a wind event or a heavy rain someone walks the property, checks for visible damage and water intrusion, and sends photos.
