Home Watch in Encinitas
From beach cottages in Leucadia to horse properties in Olivenhain, every house needs something different.

Encinitas is really five communities in one city, and the houses reflect it. Leucadia and Cardiff hold beach cottages and modern coastal homes a few blocks from the sand. Old Encinitas surrounds the downtown along the coast highway. Olivenhain, inland, is rural: larger lots, horse properties, and long private roads.
That range means there is no single checklist for an Encinitas home. A coastal house needs attention on salt-exposed hardware, ocean-facing glass and the effect of the marine layer on a closed-up interior. An Olivenhain property needs its grounds walked: irrigation, fencing, gates, outbuildings and anything that could have come down in a wind event.
Encinitas is also known for its gardens, and many homes here have mature, carefully planted landscaping. Plants and irrigation are easy to lose track of from a distance. Plant and basic property checks, and confirming that the landscaper actually came and did the work, protect something that took years to grow.
Canyons and hillsides run through parts of the city, and heavy winter rain can move soil and test drainage. After a significant storm, a follow-up visit looks for visible water intrusion and debris and reports what was found with photos, so you are not waiting until your next trip to find out.
