Del Mar is a small coastal city with a big summer. The racing season at the Del Mar fairgrounds and the summer months at the beach bring a wave of part-time residents, visiting family and guests, and then the town goes quiet again. Many homes here are used for part of the year and sit empty for the rest.
Living this close to the ocean brings salt air, which is hard on metal. Gate hardware, door tracks, outdoor fixtures and anything with a hinge or a lock takes the brunt of it. A regular visit is a chance to notice a slider that has started to stick or a gate latch that no longer catches before it becomes the reason a door was left open for a month.
The marine layer keeps mornings damp for much of late spring and early summer. In a house with the windows shut and nobody running the air, that moisture can show up as a musty smell or condensation in rooms that are not being used. Checking the HVAC, the thermostat settings and any rooms that tend to stay closed is part of the visit checklist here.
Because so many Del Mar homes change hands between owner, family and guests through the year, arrival and departure checks matter. A pre-arrival visit makes sure the house is ready before the first person walks in, and a post-departure check confirms it was closed properly after the last one leaves.
