How does vendor access work at a gated estate?
Vendor access at a gated estate means we meet your approved landscaper, window cleaner or technician at the gate, let them in, and visually confirm the work looks finished when they leave. We do not hire vendors or approve spending. Every decision stays with you.
Fairbanks Ranch is guard-gated, and that is the whole difficulty. A vendor who shows up with nobody to meet them either waits at the gate or does not come back.
Why does an absent owner need someone on site?
Estates here often include barns, arenas or paddocks beside the main house. Each adds water lines, gates and equipment, and each draws its own vendor.
An unattended crew is a poor arrangement. Nobody knows which gate was left open or which hose bib stayed running.
What do we do on the day?
Britt Galland handles it personally. The steps are short.
- Confirm with you which vendor is approved and for what work.
- Meet the vendor at the entrance and walk them to the area.
- Look over the finished work and the surrounding grounds before they leave.
- Close and check the gates, then send you a dated photo report.
What does visual confirmation actually mean?
It means we look. If a landscaper was to trim the hedge along the drive, we confirm the hedge appears trimmed and the clippings are gone.
We are not judging the quality of a licensed trade. That belongs to the professional and to you.
What do we not do?
We do not authorize repairs, choose vendors, pay invoices or spend money for you. We also do not provide security, patrol or alarm response.
The service is described in full on our vendor coordination page, and the community is covered on the Fairbanks Ranch page.
If we met your vendors in Fairbanks Ranch, a Google review that mentions the service and your neighborhood is the most useful thing you can leave for other owners.
Home Watch is a visual property observation and reporting service. It is not a substitute for licensed security, contracting, inspection, or emergency services.
