When does a Carlsbad second home need home watch?

A Carlsbad second home needs home watch when it sits empty for weeks or months, especially heading into fall and winter. Salt air, Santa Ana winds and slow leaks develop unnoticed in a closed house. A scheduled visit notices, photographs and reports them to the owner.

Carlsbad has lagoon-side communities, golf course homes in Aviara and La Costa, and coastal neighborhoods near Carlsbad Village with a lot of part-time owners.

Many of those houses sit closed between seasons. In my experience, the owners who call us in November are the ones who got a surprise the previous winter.

What are the signs it is time?

Four situations come up again and again for owners who are away.

SituationWhat can go unnoticedWhat a visit documents
Home empty for more than a few weeksSmall problems that growDated photos of each area checked
Coastal location, within a mile or two of the oceanSalt air wear on fixtures, hardware and HVAC condensersVisible condition of the exterior and hardware
Fall and winter wind eventsDebris, power loss, an open gateGrounds, gates and power status

Why does the fall matter in Carlsbad?

Santa Ana wind events in fall and winter can gust past 50 mph, drop debris, knock out power, or open gates on an empty property. That is when an owner most wants someone to look.

Homes closer to the coast also face salt air and the marine layer, while inland homes deal more with heat and dry wind.

Last October, on a 2,800 sq ft home in La Costa, I found a gate latch blown open and palm fronds across the driveway after a wind night. The owner was out of state and had no idea until our photos arrived.

What does a visit actually involve?

I walk the house against a checklist built for that property. I check that the HVAC is running, run the faucets, look at the fridge and the electrical panel, and note the visible condition of the pool area. The grounds and gates get the same attention.

Then I send a dated, photo-documented report, usually the same day. A typical Carlsbad home takes about 30 to 45 minutes, and visits start around $95 each, depending on size and frequency.

One sentence of limits: visits are visual only, we do not repair anything, and anything that needs fixing goes to a qualified professional you approve.

What happens if something looks wrong?

We tell you, with photos, and wait for your decision. We do not hire anyone or spend money on your behalf without your approval. If you authorize it, we help coordinate the right professional and can meet them on site.
