What should you look for in a home watch company in Rancho Santa Fe?
Look for a named person who does the visits, a written visit report with dated photos, a clear list of what is checked, and plain limits on what the service does not do. A home watch company observes and reports. It does not repair, secure or insure the property.
Rancho Santa Fe estates are large lots with irrigation, landscaping and gated access. A visit has to cover the grounds and gates as well as the house.
That changes what you ask a provider.
Who is actually walking through your house?
This is the first question. Some companies send whoever is free that week. We do it differently: Britt Galland does the visits himself, so the person who knows your house is the person who opens the door.
Ask for the name. Ask whether it changes.
What does the visit report show?
A report is the whole product when you are away. It should be dated, and it should have photos, not just a checkmark.
Ours records what was checked on that visit, such as HVAC running, faucets, the fridge, the electrical panel, and the visible condition of the pool area. If something looks wrong, it says so and says what we saw.
How do the questions compare?
| Question to ask | A clear answer sounds like | A weak answer sounds like |
|---|---|---|
| Who visits? | A named person, the same one each time | "Our team will handle it" |
| What do I receive? | A dated report with photos after every visit | A phone call if something is wrong |
| What if something is broken? | You are told, and an owner-approved professional is coordinated | They fix it and send a bill |
| Do you guard the house? | No. Visits are visual only | Promises about patrols or response |
What should a home watch company never promise?
Be wary of guarantees against burglary, leaks, fire or equipment failure. No visual walkthrough can promise that.
A visit can catch a slow leak under a sink or behind an appliance that only shows as staining or moisture over weeks. That is the honest value: noticing small problems before they grow.
We also do not authorize repairs, hire vendors or spend money for you without your approval.
How does gated access and vendor work fit in?
Estates here often have gates, irrigation and a landscaper, a pool service and other vendors coming and going. We can meet owner-approved vendors on site and visually confirm the work appears done. You can read more on our vendor coordination page.
Where can you see how it works?
The How It Works page shows a sample report. Our Rancho Santa Fe page covers the area, and the homepage gives the overview.
Home Watch is a visual property observation and reporting service. It is not a substitute for licensed security, contracting, inspection, or emergency services.
